Data Centre Facilities Management
Data centre facilities management is the operational workstream that determines whether a facility’s physical infrastructure actually delivers the uptime and reliability that its tier rating and offtake contracts require. An FM provider without critical environment experience — one whose standard practices are calibrated for commercial office buildings rather than 24/7 data centre operations — creates operational risk that no redundancy architecture can fully mitigate. Armason sources and structures FM arrangements for operators as part of the managed services programme — matching to providers with genuine data centre-specific SLA experience, structuring SLAs that align to the offtake contract obligations, and maintaining ongoing oversight where Armason has a continuing role in the operator relationship.
What Data Centre Facilities Management Involves
Data centre facilities management covers three distinct operational domains. Hard FM — the maintenance and management of the mechanical and electrical plant that keeps the facility powered and cooled — is the most critical. UPS maintenance, generator testing, cooling plant servicing, and switchgear inspection all require critical environment experience and disciplined preventive maintenance programmes. A missed generator test or a UPS maintenance failure in a standard commercial building is inconvenient. In a data centre with SLA obligations, it is a contractual breach with financial consequences.
Soft FM — cleaning, security, and access management — has data centre-specific requirements that differ from standard commercial practice. Clean-room protocols in active equipment areas, tailgating prevention at security checkpoints, and access logging for audit compliance are not standard commercial FM deliverables. The FM provider must have data centre-specific procedures for each of these and must be able to demonstrate compliance against audit requirements.
NOC and remote monitoring — whether provided by the FM contractor or by a specialist monitoring provider — is the continuous oversight layer that converts preventive maintenance from a scheduled activity into a responsive operational system. A facility without 24/7 monitoring that can detect and escalate an infrastructure alert before it becomes a failure is a facility whose uptime SLA is not credibly backed by its operational model.

FM SLAs structured to align with offtake contract uptime obligations — not generic commercial FM terms

The FM sourcing and structuring process — stage by stage.
01
FM Scope Definition
Hard FM, soft FM, and NOC/monitoring scope defined before any provider is approached. The scope determines which providers are capable and which FM SLA structures are appropriate.
02
Provider Shortlisting
FM providers matched to the required scope, geographic coverage, and data centre-specific experience. General commercial FM providers excluded from shortlist where critical environment experience cannot be demonstrated.
03
SLA Structuring
Uptime SLAs, response time commitments, escalation procedures, and penalty/credit structures negotiated. SLA terms aligned to the offtake contract’s own uptime obligations — the FM SLA must be at least as demanding as the operator’s commercial commitments.
04
Agreement & Mobilisation
FM services agreement executed. Mobilisation plan agreed — TUPE transfer where applicable, handover from construction to operations, initial maintenance schedule established.
How Armason Sources FM for Operators
Armason’s FM sourcing process applies the same neutral partner selection principle that governs all managed services workstreams. We have no preferred FM provider that we appoint regardless of capability. Every provider is selected on the basis of demonstrated data centre-specific track record, geographic coverage of the facility location, and the ability to deliver the specific scope required — hard FM, soft FM, and NOC monitoring as a combined or separately contracted service.
SLA structuring is the workstream where the most value is typically added. FM providers’ standard terms are calibrated for their own risk appetite — response times, uptime guarantees, and penalty structures that limit their financial exposure. An operator whose FM SLA is less demanding than their offtake contract creates a gap between what they promise to offtakers and what their FM provider is committed to deliver. Armason closes that gap by structuring FM SLAs that align directly to the offtake contract obligations.
FM management connects to the broader operator relationship that Armason manages through the capacity sourcing and brokerage workstream. Where Armason has an ongoing involvement in an operator’s commercial performance, maintaining oversight of FM service quality is part of that relationship — not a separate engagement.
FM Considerations by Facility Type
Wholesale / single-tenant — where the entire facility is occupied by one offtaker, the FM scope and SLA can be structured specifically around that offtaker’s operational requirements. Access protocols, maintenance windows, and monitoring standards all reflect a single client’s needs.
Multi-tenant colocation — FM scope must accommodate multiple tenants with potentially different access requirements, maintenance window preferences, and compliance frameworks. Access logging and security management are more complex. The FM provider must be experienced in managing multi-tenant environments.
AI and high-density facilities — liquid cooling systems require specialist maintenance that standard commercial FM providers cannot deliver. Coolant quality monitoring, CDU maintenance, and manifold inspection require trained engineers with liquid cooling-specific experience. Armason verifies this capability before any FM appointment on high-density facilities.
