Colocation Frankfurt
Colocation Frankfurt
Frankfurt is continental Europe’s largest colocation market and the primary hub for enterprise infrastructure across the DACH region. DE-CIX — the world’s largest internet exchange by traffic — is Frankfurt’s defining infrastructure asset, making it the default European location for latency-sensitive financial services workloads and any deployment requiring deep European peering. Armason sources colocation capacity across Frankfurt and the Rhine-Main region for enterprise buyers requiring European infrastructure.
The Frankfurt Colocation Market
Frankfurt’s colocation market is anchored by DE-CIX, the European Central Bank, and the concentration of major financial institutions that make it the financial capital of continental Europe. The market encompasses approximately 700 to 800 megawatts of installed IT capacity across Frankfurt and the wider Rhine-Main region, with significant pipeline development in the A3 and A67 motorway corridors where land and power headroom remain available as the city core reaches capacity.
Power availability in Frankfurt has tightened as data centre demand has accelerated. The Frankfurt grid operators face increasing load applications from data centre development alongside broader industrial demand. New connections in established city-core sub-markets are subject to extended lead times, though the situation remains less acute than in London’s most constrained areas. The Rhine-Main corridor — extending south and west through Rüsselsheim, Darmstadt, and Mannheim — has become the primary development zone for large-scale colocation that cannot be accommodated in the city core.
For enterprise buyers, Frankfurt offers Europe’s deepest colocation ecosystem outside London. DE-CIX access with over 1,000 connected networks, GDPR and BDSG compliance maturity, central European position with sub-ten millisecond latency to Amsterdam, Paris, and London, and the financial services ecosystem that no other continental European market can replicate.

Frankfurt Colocation Options
Four zones across the Rhine-Main region.
Frankfurt City Core
The established heart of the market — carrier-dense, DE-CIX-connected, financial services ecosystem. Equinix, Digital Realty, and major German operators maintain facilities here. Most constrained on new power and space. The only credible location for workloads requiring direct DE-CIX interconnection or physical proximity to Frankfurt’s financial infrastructure.
Eschborn & Niederrad
Immediately adjacent to the city core with sub-millisecond latency to DE-CIX. Better land and power availability than the city centre. Several major German operators have significant capacity here. The most practical alternative for buyers requiring Frankfurt connectivity without city-core constraints and premium pricing.
Rhine-Main Development Corridor
The A3 and A67 motorway corridors extending south and west — Rüsselsheim, Darmstadt, Mannheim. Primary zone for new large-scale colocation development. Land available, power connections more accessible, planning support improving. Several major campus-scale developments active. The most realistic route to new wholesale colocation on near-term timelines.
Frankfurt Airport Zone
The area around Frankfurt Airport benefits from established power infrastructure and strong connectivity. Several facilities serve enterprises requiring proximity to the airport’s international logistics and business operations. Negligible latency to the Frankfurt city core.
Sourcing Colocation in Frankfurt
Frankfurt’s mature market means established operators are visible and well-documented — but the newer capacity being developed in the Rhine-Main corridor, often the most relevant for buyers requiring scale on near-term timelines, requires active market engagement to identify and access correctly. Armason maintains operator relationships across all Frankfurt sub-markets and tracks availability including capacity not publicly advertised.
Our Frankfurt engagement process captures power requirement, DE-CIX interconnection needs, GDPR and BDSG compliance requirements, density specification, timeline, and commercial parameters. Where buyers have geographic flexibility across European markets, we provide honest comparison between Frankfurt and adjacent locations — Amsterdam, Dublin, or Paris — where the specific requirement may be better served.
We work across all sectors — AI and HPC, enterprise compute, healthcare and regulated, and technology and SaaS. Minimum engagement is 1MW. All enquiries handled confidentially.
