Data Centre Managed Services
Data Centre Managed Services
Armason operates as the single point of accountability across the full data centre lifecycle — from land identification and grid connection through to construction, fit-out, GPU deployment, and ongoing operations. We do not deliver each workstream ourselves. We orchestrate a network of specialist partners — surveyors, planners, general contractors, M&E firms, energy consultants, legal advisors, FM providers, and GPU deployment partners — managing the process end to end so that operators, developers, landowners, and offtakers have one relationship covering the full scope of what they need to deliver.
The Armason Managed Services Model
The data centre market is fragmented by design. Land agents, planning consultants, structural surveyors, M&E engineers, general contractors, grid connection specialists, energy consultants, debt advisors, equity placement agents, FM providers, GPU deployment partners, and connectivity brokers all operate independently. For operators and developers bringing a new facility to market, coordinating these workstreams is a full-time job that most organisations are not resourced to manage internally. For offtakers deploying infrastructure into a facility, the same fragmentation applies from the technical specification through to rack commissioning.
Armason manages this complexity as a single coordinating entity. We appoint and brief the right specialist partners at each stage, maintain accountability for the overall programme timeline, and ensure that each workstream — land, power, planning, construction, fit-out, connectivity, funding, and FM — is progressed in the right sequence with the right dependencies tracked. Our commercial neutrality applies to partner selection as it does to operator matching: we have no financial preference for any specific surveyor, contractor, or FM provider, which means the partner selection is always optimised for the client’s outcome rather than an internal referral relationship.
This model is relevant to four distinct audiences — operators and developers bringing facilities to market, landowners wanting to convert powered land into productive infrastructure, offtakers deploying compute at scale, and capital providers requiring coordinated delivery management to release financing against.
Who We Work With
Operators & Developers
Bringing new capacity to market — from land identification and grid connection through to construction, fit-out, and RFS. Armason manages the full development lifecycle and the specialist partner network required to deliver it.
Landowners
Converting powered or developable land into productive data centre infrastructure — through outright sale, joint venture, or self-development with Armason sourcing capital and delivery partners.
Offtakers
Deploying GPU clusters, enterprise compute, or AI infrastructure into a facility — from technical specification and NCP certification through to rack-and-stack commissioning and RFS.
Capital Providers
Requiring coordinated delivery management to release debt or equity financing against — from credit story preparation and investor placement through to financial close and construction monitoring.
Operator & Developer Service Lines
From land identification to operational facility.
Data Centre Colocation
Armason sources pre-qualified enterprise demand for operators with live, under construction, or planned capacity — structured requirements, matched to your available infrastructure, managed through to contract.
Land Acquisition
Sourcing candidate sites against a defined brief — land agent network, desktop qualification, surveyor-led DD, heads of terms, and completion.
Grid Connection
DNO and TSO connection enquiry management, queue position assessment, alternative power route evaluation, and energy consultant-led negotiation.
Data Centre Sales
Buy-side and sell-side transaction advisory for operators, investors, and developers — asset valuation, confidential process management, and completion.
Development & Construction
Full construction lifecycle management — GC procurement, design coordination, programme management, and handover to operations at practical completion.
MEP & Fit-Out
Fit-out partner selection matched to cooling type, NCP certification management, installation, commissioning, and RFS confirmation for the facility.
Connectivity
Carrier and internet exchange assessment, dark fibre route planning, and connection agreement negotiation for new and existing sites.
FM & Operations
FM partner sourcing matched to DC-specific SLA requirements, SLA structuring aligned to offtake obligations, and ongoing performance oversight.
Landowner Development
Feasibility assessment, development structure advisory, and delivery routing for landowners with sites that have data centre potential.
Site Selection & Feasibility
Scoring candidate sites against technical spec, M&E-verified site visits, and a decision-ready feasibility report for operator or developer sign-off.
Capital & Funding Service Lines
Securing the capital that makes development possible.
Data centre development is capital intensive. Land, grid connections, construction, M&E, and fit-out collectively require commitments that most operators and developers cannot fund from their own balance sheet. Armason structures and places the capital required at each stage — debt from infrastructure lenders and banks, equity from infrastructure funds, family offices, and sovereign wealth — and operates the Capital Unlock mechanism that converts Armason’s live offtaker demand into the committed contracts that lenders and investors require before releasing financing.
Debt Financing
Credit story preparation, lender identification and competitive process management, DD support, and financial close. Infrastructure debt funds and banks with active data centre lending appetite across UK and Europe.
Equity Placement
Investment memorandum, targeted investor list construction, structured process management from NDA through to best-and-final, and close. Infra and PE funds, family offices, and sovereign wealth matched to deal size and geography.
Capital Unlock Mechanism
Armason’s proprietary mechanism for capital-gated developers — releasing a conditional offtaker LOI from our live demand pipeline to satisfy the committed offtake requirement that lenders and investors use as a financing gate.
Offtaker Deployment Service Lines
From GPU allocation through to operational infrastructure.
GPU Deployment
Technical spec handoff, fit-out partner selection, NCP certification as a mandatory gate, rack-and-stack, cooling commissioning, network bring-up, and RFS confirmation.
Capacity Sourcing
Armason sources 1MW+ enterprise colocation, wholesale, and GPU-ready capacity across UK, Europe, and MENA — navigating a constrained market to identify what is genuinely available on your timeline.
GPU Hardware Procurement
Securing verified GPU allocations through authorised OEM and reseller channels — allocation confirmation, commercial terms, deposit structuring, and logistics to site.
The Switzerland Principle
“We hold no financial preference for any specific contractor, consultant, or delivery partner. Every partner appointment is made on capability, track record, and fit for the specific requirement — not on referral economics or existing commercial relationships.”
Neutral Across the Full Lifecycle
The Switzerland Principle that governs Armason’s capacity sourcing and advisory work applies equally to managed services delivery. We do not hold preferred partner agreements with contractors, surveyors, M&E firms, FM providers, or GPU deployment partners that would create a commercial incentive to appoint them regardless of fit. Partner selection is always a function of the specific requirement — not of who generates the best referral fee or the strongest existing relationship.
This matters because the coordinated delivery of a data centre development programme involves significant sums of money and multiple specialist appointments. A coordinator with undisclosed commercial interests in those appointments is not neutral. Armason’s value as a single point of accountability depends entirely on the client being able to trust that every partner recommendation is made in their interest, not ours.
Discuss Your Requirement
